Selling your house?

If you want to sell your home there are numerous estate agents who provide free valuation services. Perhaps choose two estate agencies, these can each provide you with a valuation for your house or property. Ultimately the price you want to advertise your property at is up to you. Agencies will however guide you as to the price, target market and of course the property market situation.

 

Vendors should also pay attention to estate agency fees, which can vary considerably and cost you extra money. Try to create a bond and friendship with the selling agencies instead of just being another reference number. Above all else make sure that you are dealing with a reputable company, usually word of mouth and speaking to locals in the area will tell you this information.

Ensure that the agency operates to the highest possible professional standards and if a valuation is made that the Company are registered Chartered Surveyors operating to the relevant guidelines and regulations.

Before signing up, ask where and how your property will be advertised, how the house will be marketed and how much exposure will it get. Local and regional newspapers covering the surrounding area and counties are sometimes not enough. Enquire if national or European property specific publications are included both online and in print to help sell your house and market it.

Whether commercial property or residential, you always want a NO SALE NO FEE agreement with the estate agents. Do not pay anything if the house does not sell. There are plenty who will do this so shop around for one who suits you.

Try to ensure that the description and photos used for the properties marketing and exposure is of the highest possible standard and oozes quality. Try to sell the house by pointing out the house or property benefits.
